VyStar building-out two floors at its Downtown tower at $6 million

VyStar Credit Union intends to occupy the two floors at its Downtown tower vacated by the Morgan & Morgan law firm, which relocated to Brooklyn.

Jacksonville-based VyStar owns the 23-story tower at 76 S. Laura St.

The city issued a permit Jan. 26 for Dana B. Kenyon Co. to renovate the 11th and 12th floors at a project cost of $6 million. RS&H Inc. is the project architect.

The space totals 34,400 square feet.

VyStar said through a spokesperson Jan. 27 that space will be used for credit union employees “as our team and member base continue to grow.”

Morgan & Morgan moved to 501 Riverside Ave. in the Brooklyn area of ​​Downtown and put its name on the north and south facades of the 12-story building. It leases about 51,000 square feet of space there, also on the 11th and 12th floors.

VyStar Credit Union now uses at least 20 floors of the South Laura Street tower.

It bought the former SunTrust Tower and a parking garage in July 2018 and the neighboring 100 W. Bay St. building in February 2019.

VyStar renovated the 22nd and 23rd floors of the tower for employee use as a lounge and activities.

At the time of a February 2022 tour, the credit union used 18 floors of the tower with 709 dedicated seats.

In 2018 after the purchase, VyStar said it was working with Jacksonville University to remain as a tenant but expected to use the remaining leased space as tenants vacated.

JU leases the 18th floor for its College of Law. The inaugural classes began its first year of study Aug. 8, 2022.

JU had been leasing the floor since 2017, before the VyStar purchase. The university opened a Downtown campus for students in the Davis College of Business, Brooks Rehabilitation College of Healthcare Sciences and the Nathan M. Bisk Center for Professional Studies.
